Stone sealing that actually protects
A sealer you can see is usually the wrong sealer. We use penetrating, vapor-open products matched to each stone’s porosity — protection that lives in the pores, not on the surface.
Every natural stone drinks differently. Granite takes sealer slowly and holds it for years; marble and limestone are thirstier and etch regardless of sealer; travertine and grout drink fastest of all. Off-the-shelf sealers marketed for every stone ignore this, which is why so many floors are simultaneously over-sealed in one room and unprotected in the next. Miami’s hard water and year-round humidity make unprotected pores fail faster here than almost anywhere.
We start with a water and solvent test to read the stone’s actual absorption, then choose a penetrating sealer to match — never topical coatings that yellow, peel and trap moisture. Application is worked to refusal and buffed so nothing remains on the surface. You get back a stone that looks completely unchanged but sheds water, oil and daily accidents long enough for you to wipe them away.
Porosity testing
A simple absorption test tells us what the stone actually needs — which product, how many passes and where the thirsty zones are.
Penetrating application
Sealer is worked into the pores to refusal and the excess buffed off. Nothing sits on top: no gloss change, no plastic feel, no peeling later.
