Grout cleaning and sealing
A floor is only as clean as its grout lines. We deep-clean, restore and seal the grout so the whole surface reads uniform again — often the cheapest dramatic improvement a tiled floor can get.
Grout is cement: porous, rough and lower than the tile around it, which makes it the floor’s gutter. Mop water carries soil into the lines and leaves it there, so the grout darkens unevenly while the tile stays bright — and no amount of household scrubbing pulls it back out of the pores. Miami’s year-round humidity only helps the soil settle in.
We clean the lines with alkaline chemistry and controlled agitation or vapor, extract rather than spread the soil, and let the grout tell us the next step. Sound grout gets a penetrating sealer; grout that’s stained past recovery gets a color seal that returns a uniform tone and is itself sealed against the next spill. Failed or crumbling joints are cut out and regrouted before anything is sealed over.

Alkaline cleaners, agitation and extraction lift years of embedded soil out of the pores — removed from the floor, not pushed around it.

Where staining has gone too deep, a color seal brings every line back to one uniform tone and doubles as a stain barrier.
